A barndominium kit is not a barndominium.
This is the single most expensive misunderstanding in the entire category, and I’ve watched it catch people over and over. Someone reads that a 40×60 kit costs $72,000, budgets accordingly, and discovers eight months later that they’re $150,000 short.
Here’s what each stage actually includes:

A weather-tight shell is roughly 30 to 40% of your finished cost. The interior is the majority of your budget, and it’s where almost all the variation lives.
When a builder or supplier quotes you a price, ask exactly one question: “What is not included in this number?” The answer tells you everything.

The 40×60 is the most popular footprint in the country, and for good reason. At 2,400 square feet the 40-foot width gives you enough clear span for a three-car garage or shop bay at one end and a comfortable three or four-bedroom layout at the other, with no mid-span columns in the way.
A 30×40 is a different kind of project. At 1,200 square feet before porches or garage, it’s a weekend place, a guest house, or a compact starter home rather than a family home.
Cost per square foot is not linear. Smaller buildings cost more per square foot, because a kitchen, two bathrooms and a mechanical system cost roughly the same whether they serve 1,200 square feet or 4,000. A 30×40 will always look expensive per square foot compared to a 60×80.

The shop-space advantage nobody mentions
Here’s a genuine financial advantage of barndominiums that most cost guides miss entirely.
Shop and garage space costs dramatically less per square foot than finished living space. It doesn’t need insulation to living standards, HVAC, drywall, flooring, or any interior finish. It’s a concrete slab under a roof with lights and outlets.
So a 40×60 building with 1,400 square feet of living space and 1,000 square feet of shop is substantially cheaper than a 40×60 finished entirely as living space — while giving you the same footprint and the same roof.
This is why “cost per square foot” is a slippery number for barndominiums specifically. Always ask whether a quoted per-square-foot figure refers to total square footage under roof or to finished living area. Those are very different numbers, and the ambiguity is sometimes deliberate.

Site preparation is the line item that most often blows a budget. A flat, cleared parcel near existing utilities is a completely different project from raw rural acreage half a mile from the nearest power pole. If you haven’t priced site work, you don’t have a budget yet.
A practical saving: a gravel driveway costs $1–$3 per square foot against $3–$7 for asphalt. On a long rural driveway that difference is thousands.

Steel framing costs roughly 5% more in material than wood, but the labor to erect it runs considerably cheaper, and a clear-span steel truss system goes up far faster than conventional framing. That speed is a real cost saving — fewer weeks of crew time, less exposure to weather delays, and a shorter construction loan.

Insulation deserves particular attention. A metal shell is thermally poor on its own, and thermal bridging through steel framing is a real performance problem. Batt insulation between framing underperforms badly in a barndominium. Most builds land on closed-cell spray foam or structural insulated panels, both of which cost more upfront than a conventional home’s fibreglass batts.

$78 per square foot is a genuinely good outcome, and it’s achievable — but notice what makes it work: a rural site with straightforward access, a modest finish level, stained concrete instead of hardwood, and no unusual structural requirements. Change any of those and the number moves.
It’s a planning example, not a quote. Treat it as a sanity check on your own numbers rather than a target.

The Wisconsin exception worth knowing: because Wisconsin requires footings 48 inches below grade regardless, the deep excavation is happening anyway — which makes a full basement cost far less there than elsewhere. Roughly $18,000–$40,000 unfinished against $3,000–$8,000 for a slab once footings are poured. If you’re building in Wisconsin and defaulting to slab-on-grade because that’s the barndominium norm, run the numbers again.

Barndominium vs conventional home — the honest comparison
You’ll see claims online that barndominiums cost half what a conventional house costs. They don’t, and the exaggeration does more harm than good — because a reader who budgets on a 50% saving and then gets a real quote loses trust in everything else they’ve read.

Where the saving comes from
The shell. A steel frame with clear-span trusses goes up faster and uses less skilled carpentry labor than conventional stick framing. Fewer weeks on site, fewer trades, shorter construction loan.
Where the saving gets given back
Two places, and both are worth planning for:
Insulation. Spray foam on a metal shell costs meaningfully more than fibreglass batts in a stud wall. That’s not optional in most climates — it’s what makes the building work.
HVAC. The high ceilings and open floor plans that make barndominiums appealing also increase heating and cooling loads. You may need larger, more expensive equipment than an equivalently sized conventional home.
And one important framing point
A barndominium is a custom home. It’s designed for you, built on your land, to your layout. So the honest comparison is against custom construction — not against a production spec house on a subdivision lot.
That distinction matters enormously in higher-cost markets. In parts of Wisconsin, custom builders quote $250–$350 per square foot; in Northern Virginia, $220–$400. Against numbers like those, a barndominium’s saving is far larger than 25%. Against a builder-grade tract home in a low-cost state, it’s much smaller.
Compare like with like, and the barndominium case is strong enough on its own.
10 ways to genuinely reduce your barndo cost
Not tricks — the things that actually move the number, in rough order of impact.
- Build a simple rectangle. Every corner, bump-out and roofline change costs money. A plain rectangle is the cheapest shape per square foot to enclose, and barndominiums look right that way.
- Keep the wet rooms together. Grouping kitchen, bathrooms and laundry on a single plumbing wall cuts plumbing cost substantially.

- Trade finished space for shop space. Unfinished shop area costs a fraction of living space per square foot. Build the footprint now, finish more of it later.
- Choose the site carefully. A flat, cleared parcel near utilities can save more than every material decision combined.
- Do the finish work yourself, not the structure. Interior finishing is where sweat equity pays. Shell erection and mechanicals are not the place to learn.
- Stained or polished concrete floors. They’re already there. Sealing the slab instead of covering it saves $4–$15 per square foot and suits the aesthetic.
- Gravel driveway over asphalt. $1–$3 versus $3–$7 per square foot.
- Get three quotes and compare inclusions, not totals. The cheapest quote is often the one excluding the most.
- Build the porch, skip the complicated roof. A deep covered porch adds enormous usable space at low cost. A complex multi-gable roofline adds cost and leak risk.
Financing — budget for this being harder
Worth knowing before you plan your funding: most conventional mortgage lenders won’t finance a barndominium through standard Fannie Mae or Freddie Mac programs. It’s not that it can’t be done — it’s that the usual route often isn’t available.
The lenders who do finance barndominiums reliably:
- Farm Credit associations — rural and agricultural lending is their core business, and they understand post-frame construction
- Rural banks and credit unions with local property knowledge
- USDA construction loans, where the property qualifies
- Portfolio lenders who hold loans in-house rather than selling them on
Most buyers use a construction-to-permanent loan, which funds the build in draws and converts to a mortgage at completion.
Two practical points. Describe the project as a custom home with the construction method specified, rather than leading with “barndominium” — the term still means nothing to some underwriting departments. And budget a 10–15% contingency. Not because barndominiums are unpredictable, but because every custom build is.

Forgetting site work. Clearing, grading, driveway, well, septic and utility runs can add $20,000–$50,000 before the building starts, and considerably more on difficult rural sites.
Under-specifying insulation. The cheapest insulation decision is the most expensive long-term one in a metal building. You’ll pay for it every winter.
Using a national average for a specific state. A California build and a Missouri build are different projects. So are a Milwaukee build and a rural northern Wisconsin build.
No contingency. Ten to fifteen per cent. Every experienced builder will tell you the same thing.
