When most people picture barndominiums, they immediately visualize a large, spacious home. But did you know that not all barndo homes are large? Some of them are quite small. They may even qualify as tiny houses, or “very small” homes that are just a step above tiny in terms of square footage.

A barndominium is a home built from a converted barn, or based on the design of a barn. You can replicate those same design features in a home with a small square footage, which means you can have a tiny barndo.

A tiny house is usually defined as a home that is under 400 square feet. Homes above that are technically just considered “small”, but for the purposes of this introduction, we will consider homes around 1,000 square feet to be “tiny” as well. For many people, this is an ideal size.

  • Open floor plan: When you are working with limited space, you need to make the most of it. Barndominiums feature open floor plans for the main living spaces. This is ideal for a tiny house, because keeping the interior as open as possible prevents it from feeling cramped.
  • Big windows: Barndominiums often feature high walls and ceilings, making way for large windows. You can do this in a tiny house as well. Large windows keep the interior feeling open and airy. They let in natural light and views. You can also use them for ventilation to create a cross-breeze on hot days.
  • Classic look: Many people are trying to capture a rustic, old-fashioned look when they build a tiny house. Barndominiums have a classic rural vibe that instantly conveys nostalgia. So, a barndo-style tiny house can be perfect.

This ranch barndo that is similar traditional barndo plans with an inviting front porch. It measures 50 feet by 20 feet for a total of 1,000 square feet, and we love the large, shaded front porch.

Not only does the house look quite a bit like the first one on the outside, but the interior layout is also nearly the same. Once again, you enter into the living room, which is combined with a dining room and kitchen.

There is a small bathroom in the corner in this one, with the kitchen along the back wall. This home also boasts a feature in the dining room the other house does not, which is a fireplace.

A door on the other side of the house leads to the master bedroom, which has its own bathroom and walk-in closet.

BCO-40033 Tiny Home Plan

This little single-story barndo home measures 40 feet by 29 feet, for a total of 1,160 square feet. It features a large, covered front porch, ensuring a classic barndo look and feel. The open concept living room, dining room, and kitchen feel open and spacious thanks to the lack of obstructing walls. Doors at the back of the living room next to the kitchen lead to the utility room and a bathroom.

Through a door to the left, you can enter a bedroom, which includes a larger bathroom and shower, as well as a walk-in closet.

This is one of the benefits of having a very small home, but not necessarily one that measures under 400 square feet. It gives you room for a larger bedroom and a special feature such as a walk-in closet. Most really tiny houses are pretty severely lacking on closet space.

Don’t need a walk-in closet? It would probably be easy to modify these plans to turn that into storage space, or maybe some kind of flex room like a small home office.

BCO-40047 Tiny Plan

Another barndo plan that is a variation on the ones above is the BCO-40047. This home measures 24 feet wide by 50 feet long, for a total of 1,200 square feet. The shape of the house is the same, once again featuring a spacious front porch that is shaded by the roof overhang.

The interior includes a combined dining room and living room, with the kitchen in the back of the open floor plan. The kitchen has room for an island, which many chefs will appreciate. To one side of the kitchen, doors lead to a small utility room, as well as a bathroom.

On the other side of the house is a door that takes you to the master bedroom. This room includes an en-suite bathroom, plus a large walk-in closet. Once again, if you wanted, you could probably use the walk-in closet for some other purpose. It adds some nice flexibility to the floor plan. You could even probably change it so that instead of a door leading to it from the master bedroom, a door from the kitchen would open to it.

A Barndo Inspired Tiny House By Everywhere Co

The Barnam is one of EverywhereCo’s barn-style tiny homes. The gable barn style has minimalistic appeal with its simple but eye-catching entrance. Spanning 859 square feet, the Barnam is much bigger than your average tiny home.

The single-story home features vaulted ceilings, sliding windowed doors and a wood burning stove.

The entryway patio features two doors. One brings you alongside the laundry room, while the other opens up alongside the bathroom. Both lead to the open living and kitchen space.

The home has an open-style kitchen. On each side of the living/kitchen space are windowed doors that allow in an abundance of natural light. A large wood burning stove sits on the opposite wall from the kitchen, with convenient wood storage on each side.

Just past the kitchen area, you’ll find two bedrooms, another bathroom, a storage closet and a pantry.

In total, the home has 28 windows, which help bring the outdoors indoors.
